Landlord can end the lease if
- You are not paying rent,
- You broke a term of the lease
- Without any reason
In all cases, the landlord must give a written notice first.
In case you resolve item 1 or 2, then the lease may not end. However in case the landlord wants to end the lease without any reason then the lease can end
No the landlord is not required to give a notece
Renters must vacate the residence at the end of their lease.
Usually leases go on to month-to-month but if that is not part of the agreement, then the landlord is not required to give notice. The tenant must leave at the end of the lease.
For month to month renters, landlords are required to give at least 20 days notice in most of Washington.
Bellingham, Vancouver, and Tacoma require at least 60 days’ written notice for a termination of tenancy
The days are counted from the end of the rental period
When a renter lives past the notice expiration given then that renter is called a "holdover". Such renters can then have a case filed against them for eviction.
Notice varies depending on the cause
- Rent not paid: 14 days
- Broke some lease terms:
- No reason: 20 days
- Demolishing or repurposing the building: 120 days
No, the landlords don't need to give a reason
In Seattle and Burien for month to month or verbal agreements, landlords must give a reason from one of the 18 predefined reasons (as part of the Just Cause Eviction Ordinances)
Renters need to keep paying rent even if there are repairs needed or complaints against the landlord or money the landlord owes them
When a landlord wants to kick out the renter with help from cops, the legal case filed is called "Unlawful detainer" or informally Eviction.
In case the landlord wins the case of eviction, the court order issued is called the "Writ of Restitution". It authorizes the Sheriff to forcibly vacate the place.
